This is a friendly reminder to help ensure compliance with the community’s Covenants, Conditions, and Restrictions (CC&Rs). Please take a moment to review and adhere to the following guidelines to maintain the appearance, safety, and integrity of our neighborhood:
Community Reminders
• Lawn Care:
Grass must be maintained at a height no greater than 5–6 inches. Please ensure all areas are mowed and edged regularly, and refrain from disposing of clippings or debris into storm drains.
• Exterior Maintenance:
Fences, gutters, and home exteriors must be kept in good repair and clean condition. Peeling paint, leaning fences, and visible deterioration should be addressed promptly.
• Architectural Control Committee (ACC) Requests:
Prior approval is required for all exterior modifications or additions, including paint changes, landscaping alterations, patio covers, sheds, and solar panel installations.
For your convenience, ACC applications may be found and completed online through the community website at https://friscoparkwesthoa.com/documents/architectural-documents.aspx.
Note: Homeowners must be logged in to their account to complete and submit the application.
• Vehicle & Parking Regulations:
Vehicles must not block sidewalks or be parked against the flow of traffic. Please observe all posted parking regulations and drive cautiously throughout the community.
• Pet Waste:
Pets must remain leashed or secured within a fenced area when outdoors. Owners are responsible for promptly cleaning up after their pets.
• Front Yard Trees & Shrubs Maintenance:
All front yard trees, shrubs, and landscaping must be maintained in accordance with community standards. Plant materials should remain trimmed, healthy, and in good condition. Any dead or dying trees or shrubs must be promptly replaced, following submission and approval of an ACC application.
